The Proven System
This is the exact sequence used by successful landowners to transform raw land into productive, income-generating property — using USDA programs that most people never know exist.
STEP 01
Visit your local FSA (Farm Service Agency) office. Every county has one. Ask them to assign you a farm/tract number. This is your entry point to all USDA programs and is completely free.
STEP 02
A consulting forester will conduct a "timber cruise" — an inventory of every tree on your property. They send that inventory out for bids from timber companies. The timber revenue goes directly to you, and the forester takes a percentage, protecting you from being underpaid.
STEP 03
After timber is harvested, stumps, slash, and brush remain. The NRCS Brush Management program will pay you to remove it. This is a separate grant from EQIP. Do not let them tell you it is unavailable — it is your money from your government.
STEP 04
Once your land is cleared, go back to the NRCS with your farm tract number and apply for fencing cost-share. NRCS can cover up to 90% of fencing costs on your property through EQIP. This is how you establish pasture, protect crops, and contain livestock.
STEP 05
With cleared land and fencing in place, apply for additional EQIP practices: high tunnels (greenhouses), irrigation systems, water storage, and livestock facilities. Each practice has its own payment rate. Stack multiple practices to maximize your funding.
